Building Safety, Fire Safety & Occupied Premises Policy

1. Purpose

This policy sets out Murzo Group's approach to building safety, fire safety, occupied premises, emergency arrangements, responsible persons, maintenance, landlords, tenants, and contractors.

The purpose is to protect life, reduce fire and building risks, maintain safe premises, and avoid unclear responsibility where Murzo Group owns, leases, occupies, manages, visits, or controls a premises.

2. Scope

This policy applies to offices, warehouses, farms, food environments, studios, workshops, residential or mixed-use property interests, showrooms, storage units, event spaces, overseas sites, leased premises, owned premises, temporary sites, and occupied premises controlled by Murzo Group.

3. Responsibility

Before Murzo Group occupies, leases, acquires, manages, or materially changes a premises, it must understand who is responsible for fire safety, building safety, maintenance, emergency arrangements, inspections, statutory checks, utilities, contractors, security, and authority contact.

Responsibility may sit with Murzo Group, a landlord, tenant, managing agent, facilities provider, contractor, or local duty holder depending on the site and jurisdiction.

4. Fire Safety Controls

  • Fire risk assessment or equivalent local assessment where required
  • Clear escape routes, emergency exits, signage, lighting, and assembly arrangements
  • Suitable fire detection, alarm, suppression, extinguishers, and emergency equipment where needed
  • Control of ignition sources, combustible materials, hot works, charging, chemicals, waste, storage, and overcrowding
  • Worker, contractor, visitor, tenant, and vulnerable person arrangements
  • Fire drills, emergency procedures, and training proportionate to the premises

5. Building Safety and Maintenance

Premises must be suitable for the intended activity and occupancy. Building condition, structure, electrics, gas, water, asbestos, lifts, access, ventilation, pest control, hygiene, utilities, security, and local permits should be considered where relevant.

Works, alterations, fit-outs, storage changes, food or farming activity, chemical use, public access, or change of use must not proceed until safety, landlord, planning, insurance, and permit implications are understood.

6. Contractors and Works

Contractors working on premises must be competent for the work and must follow site safety, fire, security, permit-to-work, hot works, access, isolation, and supervision requirements.

Murzo Group must not allow contractors to compromise escape routes, alarms, fire stopping, structural elements, utilities, hygiene, security systems, or occupied areas without control.

7. Overseas Premises

Overseas premises must meet local legal requirements and should be assessed against Murzo Group's practical safety expectations. Particular care is required for Spain, Morocco, Saudi Arabia, China, Vietnam, Turks and Caicos, Italy, Thailand, Gibraltar, and any other country where Murzo Group operates.

8. Incidents and Evidence

Fire, near miss, evacuation, structural concern, unsafe occupancy, utility incident, contractor incident, or authority notice must be escalated promptly.

Building safety, fire safety, contractor, maintenance, incident, and authority evidence should be limited to what is required by law, insurance, contract, landlord or tenant obligations, safety, or practical need.

9. Review

This policy will be reviewed when Murzo Group acquires, leases, occupies, alters, exits, or changes the use of premises, or after a fire, evacuation, serious defect, or authority contact.
